What requirements are needed to ensure that planning isn’t necessary for a conservatory?
There are a number of things that help you avoid planning permission for your conservatory, so let’s take a look at them in further detail.
The conservatory is not longer than the walls of your home
If your conservatory extends past your home in terms of width, planning permission would be required. However, if you stay within the width of your property, then you can have your conservatory installed with no hassle.
Conservatory doesn’t cover more than 50% of the land
Another important factor is that your conservatory cannot cover more than 50% of the land. In most cases, conservatories will be constructed in a back garden so this means the conservatory cannot cover more than 50% of the land, including the land at the front of your property.
To ensure your conservatory doesn’t exceed 50%, you need to calculate how much land is yours. This is the land around your house so it includes the front and side of your property. It also includes the land on which an extension has been built.
Doesn’t face the road
The reason why conservatories are usually constructed at the back of the house is so planning permissions are not required. If your conservatory is at the front or side of your property, then you will need planning permission. Your main property should be the closest structural building to a public footpath or road.
Height and depth of your conservatory
Another key element is that the conservatory cannot be taller than the first floor of your property, so this means it cannot exceed around four metres. Additionally, it cannot exceed half the length of your property. So, measure the length of your home before considering having a large conservatory installed. This needs to be the length of your original property and not include extensions if there have been any that have been built. This also includes the eaves on the conservatory as they can not be higher than the solid roof on your home.
Other factors to consider with your conservatory
As you can see, there are many restrictions regarding a conservatory; however, if you comply with all of those requirements, you won’t require planning for your conservatory. However, it is also worth noting that you are unable to add any raised platforms or balconies to your conservatory. All of the restrictions previously discussed cover all types of houses. This includes bungalows, semi-detached, detached and terraced houses. Although for homes that are terraced or semi-detached, your conservatory cannot exceed 6 metres.
